MANILA — Seda Hotels has added a new property to its growing portfolio: the Seda Residences Makati, which is also the first serviced apartments of the hotel group.

Seda Hotels is a homegrown brand owned and operated by AyalaLand Hotels and Resorts Corp., the hospitality arm of Ayala Land Inc. Seda Residences Makati is its 10th property in the country.

Located at the northern end of Ayala Avenue, corner Amorsolo and Salcedo Sts., it is part of the Ayala North Exchange complex, which has a mall and two towers. The new hotel occupies the top half of Tower 1, from the 19th to the 35th floor.

“It’s compact, unlike other hotels that are so sprawling and spread out. Here, it’s so easy to get to one thing to another. We’re in the lobby, the pool is here, and gym. You go up to the guestrooms and the top floor is the restaurant and bar. Everything is all in one nice box,” noted Seda Residences Makati general manager Marc Cerqueda.

As the first serviced residences of the hotel brand, it targets long staying clients coming from the corporate sector. Serviced apartments or residences are designed for long stays (30 days and above) that is why the rooms are different from those in regular hotels.

“We use the term residences because all the rooms here are suites. Meaning, all the rooms have kitchens; some of the rooms have washer and dryer. We are perfect for long stays and we are perfect for short stays. We provide full amenities like utensils, pots, etc., which other regular hotels would not. So we consider ourselves an all-suite hotel in that sense. Every singe room, from the smallest to the biggest, has a kitchen,” Cerqueda explained

The hotel has a total of 293 rooms divided into four room types: Studio (deluxe and premier), One Bedroom (deluxe and premier), Two-Bedroom (deluxe and premier), and Three-Bedroom Premier.

All rooms have fully equipped kitchens.

Like what Cerqueda said, each room has a fully equipped kitchen complete with a full-size refrigerator, microwave oven, oven toaster, rice cooker, induction stove with exhaust hood, and all basic kitchen tools like pots, utensils, among others. Some rooms have a washer and dryer as well.

In terms of design, the hotel follows the modern and sophisticated vibe of the brand. The color palette is on the neutral side using beige and brown. The residences uses red and blue to contrast the soft colors of the hotel.

The lobby is located on the 19th floor, where the swimming pool, gym, kiddie playroom, and game room are located. Seda Hotels’ signature dining outlet Misto and signature bar Straight Up are located on the topmost floor, the 35th. The location gives the best view of Makati City and nearby places like Manila and Manila Bay.

Misto is the hotel’s all-day dining outlet.

The hotel is banking on the location of the hotel. It’s across the RCBC Tower which houses a lot of embassies and the hotel is surrounded by office buildings and residential buildings. It also neighbors the Makati Medical Center.

“Location-wise, I think it’s fantastic. How much better can you be, right smack in the middle of Makati, right in between Salcedo Village and Legazpi Village. You can get to Salcedo Village via the underground walkway, which was just built. It takes you three minutes from here to the other side of Ayala Avenue,” Cerqueda said.

“I think this whole complex is a great addition to this part of Makati. For the longest time, a lot of emphasis and development in Makati was always centered at the southern end of Ayala Ave. (near EDSA). Now finally, this completes the Makati commercial centers, from north to south. Ayala Avenue is a beautiful stretch, great developments, shopping malls, restaurants, and a wonderful hotel. Now it’s also very accessible via Skyway to the NAIA. We are actually the closest hotel to the airport in Makati,” he added.

Aside from corporate clients, which is the main market long-staying guests are coming from, the hotel is also getting a lot of weekend staycation guests.

“We’re doing very well on the weekends as a staycation place. On the weekend there’s Salcedo Market people can walk to. There’s the museum across Ayala Avenue, the Yuchengco Museum and then Ayala Museum. Great activities for the weekend market. Of course, shopping,” Cerqueda said.

Seda Hotels is growing steadily, as it also opened its first resort in El Nido this year. The second residences hotel will open soon in Cebu.
