When unit owners of Avida Towers San Lazaro move into their units in the first quarter of 2009, they will not just be enjoying a residence but a whole community where they can live, work, and play.
Studies by planning experts indicate that urban residents worldwide are beginning to prefer to live in self-contained communities that allow them to reside, recreate and earn a living within a limited radius. Soaring fuel costs and a more harried pace of living have further reinforced this trend.
Avida Towers San Lazaro (ATSL) homeowners will have easy access to such a community anchored by two BPO office towers that will house call centers and IT-related enterprises and SM San Lazaro across the street.
The office towers being developed by Ayala Land Businesscapes and set for completion by the end of 2008 are expected to heighten business and commercial activity within the one-hectare San Lazaro property. ATSL is a project of Avida Land Corp., the affordable housing arm of property conglomerate Ayala Land.
"We anticipate that future employees of BPO companies located at the San Lazaro complex will be attracted to rent or purchase units at Avida Towers San Lazaro," said Dez Cruz, head for Residential Buildings.
Manila residents wishing to upgrade their homes, students, investors and overseas Filipino workers make up most of the buyers of the Avida complex which is envisioned to have a total of five towers.
According to Cruz, unit owners of the first tower to be completed by year-end are now seeing that the entire San Lazaro complex is likely to be one of Manila's most prime urban centers.
"Ayala Land's commitment in partnership with the Manila Jockey Club Inc., to transform the property into a major destination has become apparent to them," she said.
Three ATSL towers are now under construction and a fourth tower was recently launched. Cruz disclosed that as residents move into the first tower by first quarter of next year, demand for the remaining units are likely to speed up as more people begin to actually see and experience the completeness of the entire community.
BPO workers and other urban dwellers will find the studio, one-and two-bedroom units in San Lazaro within their reach with prices ranging from PI million to P4 million. A studio unit, for instance, would have a monthly amortization below P10,000, or equivalent to the monthly rent for an apartment in the metropolis.
Like other Avida in-city condominium developments in Sucat, Quezon City and Makati, ATSL offers 24/7 security, perimeter fences, adequate power and water supply, a swimming pool, jogging paths, landscaped gardens and a multipurpose hall.
