Affordable Avida townhouses address housing backlog
Affordability and the assurance of adequate water and round-the-clock security are expected to drive the sales of the newest Avida Land community within commuting distance to Metro Manila.
Following a successful offering of house-and-lot units in 2004, Avida Village Santa Cecilia in Dasmarinas, Cavite,has launched a second phase offering townhouse units at lower prices. The townhouses named Terra Fresca are priced from P940,000 to P1.3 million.
Addressing the housing needs
The Terra Fresca units represent efforts of the wholly owned subsidiary of Ayala Land , Avida Land , to address the housing needs of the average Filipino family. Leo Montenegro, vice president and chief operating officer of Avida Land , explains the move to offer units below the P1 million range: "We are widening the market base for people who want to be part of the Avida family."
The Terra Fresca townhouses will be built by Avida Land in rows of eight. Each row combines end, inner and middle units. All townhouses are two stories high with two bedrooms each. With the unique combination of end, inner and middle units, the Terra Fresca units veer from the traditional row-houses of other developers at no additional cost to the buyers.
The end units of the Terra Fresca townhouses will each have floor areas of 42 sq m, while lot sizes will range from 75 to 80 sq m. For both the inner and middle units, lot size is 50 sq m. Floor area is 44 sq m for the inner and from 44 to 60 sq m for the middle units. The Terra Fresca homes cost almost the same as a 20-sq-m studio condominium unit in the national capital region. The townhouse units come in bare, basic and standard finish with provisions for vehicle parking.

Six model units of the Terra Fresca townhouses sporting a modern Asian theme are expected to be viewed by a huge base of potential clients whose demand for units below the P1 million mark remains underserved. The market includes overseas Filipino workers especially those based in Dubai showed strong interest in the project, notes officers of Avida Land.
Raquel Cruz, Avida Land 's project development manager for Santa Cecilia, notes that in less than two years, 111 of the 232 units in Phase I has been taken up. Of that number 35 homes have been completed. One homeowner has moved in, while three others are set to transfer to their new houses within the month.
Amenities of Avida Village Sta. Cecilia are being built, with the multipurpose hall scheduled to be completed in early 2007 and the basketball court, children's playground and main park ready by October 2006.
Maximizing limited space
The end model Terra Fresca townhouse unit has been interior designed by Avida Land 's in-house interior design to give home buyers an idea how to maximize limited space. The inner model unit was furnished by Abenson Home Plus Furniture. Both units are open to the public.
Terra Fresca recently unveiled the model unit for the middle series, which have provisions for a third floor loft.
